There are a number of things that need to be considered when buying an investment property. Below are some of the things I take into consideration before I sign the dotted line.
1. The vacancy rate in the area. I personally would be worried if the vacancy rate was above 3%. If there is a high vacancy rate it means tenants have more bargaining power and your yield will likely suffer and house may remain vacant for some time.
2. The average days on market. If a house has been for sale for a long time it indicates a few things. The price point may be too high, it may be a house riddled with problems, the area may not be desirable or the area may be in a slump. -
3. The projected and historical capital growth. Capital growth should never be expected or relied on as you really have no control over it, i always go in with the 'anything is a bonus' mentality. Suburb reports are all available online for you to look at. Things that can improve the chances of capital growth include - new infrastructure and development in the area, population growth, unaffordability of neighbouring areas and proximity to amenities.
4. Council regulations. This is a big one if you plan to develop land or do major extensions or renovations. Just beacuse the block of land is big and flat does not mean it is zoned for multiple dwellings or high rises, please check with a reputable conveyancer before you go ahead to avoid disappointment. -
5. Pests/termites. I always get a professional pest report, its a few hundred dollars but absolutely worth it. -
6. Depreciation potential. Depreciation on house and equipment can be claimed as a deduction at tax time and it is a reason people opt for purchasing new builds over older, well established properties. -
7. Is the property under market value? Before you purchase, look online and find out when and for how much the property last sold. Do this for other properties in the area and speak to real estate agents to compare figures.
8. Value add potential. This is a big one for me beacuse i have the skills and resources to renovate. I try and find properties i can renovate at a later stage or ideally subdivide and develop. -
