One day I wandered around a house that was getting a second chance. It was old with a leaky roof and tobacco stained walls. I could see all the beauty in every nail and piece of plaster and lath. There was so much pride in this home built in 1921 - I knew it as I ran my palm down the hand-carved bannister, as I touched the window sill in the pink bathroom and as I gazed into the flame bulbs in the living room sconces. This house had love in its bones. I wanted to shoot there the minute I entered and every time I’ve visited since. The light, all the arches and custom doors - they aren’t made like this any more - they are so special. This double sun porch home has flow and symmetry. This is our quest - we will be carefully #renovating this structure to be home for a family of 5 over the summer now that the demo is done for Phase 1. Tomorrow we will celebrate our #demo process with a fun video and editorial with @startribune both in their magazine and online. We shot a fashion story with delicate dresses against those old walls and #radiators just to herald the beauty. I love what I get to work on - hope you will too. Many thank you’s to @joellarsonphotography@dresvita@dohmicile (for letting me love their home as much as they do) and to @mr_people_video for creating a short story #bts the fun has just begun!

More often than not, homeowners really try to blow it away with the new addition to their home.
Finally having your own bathroom, having a full-sized kitchen or a brand new home office is so exciting, but it is easy to get lost in the excitement and forget that the addition still has to complement the rest of the home.
Great flooring, furniture, sophisticated electrical work, new paint -- but what they might not realize until after the addition is done, is that the addition does not fit with their home at all!
This is much more common than people even realize. Make sure you are considering this before you start.
If you don't want to update the rest of your home, try matching the flooring with the rooms leading into the addition.
If you DO want to update the rest of your home, get a designer involved. A designer will visualize what you need and what you are looking for, while still matching the rest of your home.
“Multiple Streams of Income”
I remember when I first heard my mentors say that phrase to me. It stuck with me and fast forward a few years here I am investing in real estate and fixing and flipping. Started with our first property in 2018 and here’s our newest project! It doesn’t look like much now but just give me a few weeks! To all my brown and black brothers and sisters, let’s buy up the block 🙏🏽💕 #fixandflip#homereno#homeremodeling#marriagegoals#bestfriendgoals#wealth#wealthcreation
We've started painting the living room grey which is super exciting, but even more excitingly we went into our local carpet shop and are 99% sure we've picked our carpet! It's a Saxony type, nice and fluffy in most rooms and then a more hard-wearing one in the same colour in the halls, stairs and landing. So exciting, feels like it's finally coming together! 😄
Mom & Dad comin at ya! We don’t put our faces on her very much, but I figured you all might want to get to know who you’re following. .
We are Jess and Kyle, married for almost 7 years and together for almost 11. Introduced by a mutual friend and then one of us stalked the other on Facebook (not naming names... *cough* KYLE). We really enjoy improving our space together and hope to some day get into the flipping business, it’s been an end game goal for us for years now. .
Until then we are focusing on the home we’re in. Right now we’re going all in on the master bath and after that is the basement. We try to do as much as we can ourselves but get help or contract out when we need it. We’ve got two girlies 5 & 4yo (no they’re not Irish twins 😂) who are pretty awesome and love “helping” with our home projects. .
When we aren’t remodeling or working on the house you can find us outdoors. We love walks, biking, sports, hitting parks with the girls and Kyle loves to golf. Annndddd we are die hard @universityofkansas Jayhawks! Would love to get to know more about you, drop us a line! And thanks for following along 🖤

Leña Restaurante by DesignAgency
Photography by Nikolas Koenig
Located in the corner of Saks Fifth Avenue in Toronto, Leña is an early-morning to late-night restaurant, bar, lounge and event space. The interior — designed by Toronto-based DesignAgency — spotlights South American style while enhancing the existing heritage art deco qualities of the building. Leña comprises an airy, street-level bar, which is crowned by a fantastic light fixture and a marble and olive wood octagonal bar, and Bar Lala – a moody, lower-level lounge defined by luxurious furnishings, marble and brass finishes. “With Leña, we were excited to create a new and authentic space that would support Oliver & Bonacini’s reputation for phenomenal dining experiences. Spread over four floors and restricted by heritage requirements, many would have seen the location as a challenge. However, we saw this as an opportunity to create a variety of settings suited to many different kinds of occasions and one which was already rich with elegant features,” commented DesignAgency principal Matt Davis.

Blending texture jobs are so satisfying when done! 😃
The homeschool is completely empty except for this ikea kitchen and a hammock swing. Now that it’s getting warm, painting our armoire and actually putting homeschool and craft supplies in here is high on my list! Oh and getting a table...hmmm...

Today in the works. How to design the porch with this tall home remodel. Each image has subtle differences in the appearance. A porch should be welcoming and provide an outdoor space for those rainy and misty days. If you have a favorite, share with us.
